House Rules
Please respect quiet hours from 10:00 PM to 8:00 AM. Keep noise levels considerate for neighbors. Music and loud activities must end by 10:00 PM. Violations may result in immediate termination of your booking and loss of deposit.
Smoking is not permitted anywhere on the property—indoors or outdoors. This includes cigarettes, cigars, e-cigarettes, and vapes. A $500 cleaning fee will be charged for any smoking violations. Designated smoking areas are not available.
Do not exceed the maximum guest capacity stated in your booking (typically 50 guests for events). Overtime must be approved at least 24 hours in advance and paid in full before your event. Unauthorized overtime will incur a fee of 1.5× the hourly rate. All guests must leave the premises by the end of your reserved time.
Please leave the space in the same condition as you found it. Remove all trash, decorations, and personal items before departing. Furniture must be returned to original positions. Dishes and kitchen items should be washed or placed in the dishwasher. A cleaning fee may be charged if the space requires additional cleaning. Report any damages immediately—you are responsible for repair or replacement costs.
Pets are not allowed unless expressly approved in writing before your booking. Service animals are welcome with prior notice. When using outdoor areas, do not move or damage plants, landscaping, or outdoor furniture. Grill equipment must be cleaned after use.
